Villa Beatrice is a charming hilltop property situated on the border between Tuscany and Emilia Romagna, offering breathtaking views of the surrounding valley. The interior spans approximately 160 sqm across 3 floors and comfortably accommodates up to 6 guests, with 3 bedrooms and 3 bathrooms.

At the ground floor, you will find a spacious living room with direct views of the valley, along with a well-equipped kitchen featuring an oven, toaster, fridge and freezer, a filter coffee maker, an electric tabletop stove with 4 rings, and an Italian coffee maker known as a "Moka". Each room on this floor is fitted with a French door providing direct access to the garden. A bathroom with shower is also located on this level.

The first floor is reached via an external staircase of 15 steps. Upon entering, you will find a reading room featuring a sofa bed measuring 140x190 cm, suitable for 1 adult or 2 children, with an ensuite bathroom with shower and mosquito nets on the windows. A double bedroom with an ensuite bathroom with shower and stunning valley views is also located on this floor, with a bed measuring 160x190 cm. A kettle and Nespresso coffee maker are available on the top floor.

The second floor, accessed by climbing 12 steps, features 2 double bedrooms, each configured with twin beds and a private bathroom with shower.

WIFI internet connection is included in the rental price and is unlimited. Pool towels are also included. A cell phone with a prepaid card is available for guests. Ventilator fans can be provided on request. Twice-weekly cleaning of 2 hours is included, taking place on Tuesdays and Thursdays, along with regular gardener and pool maintenance services.

Check-in is from 15:00 and check-out is by 10:00. Upon request and with owner approval, a late arrival between 19:00 and 21:00 is possible for an additional fee of 50 Euro. A refundable cash deposit of 600 Euro is required upon arrival and will be returned at departure, less any charges in the event of damages. If house rules are not observed, penalties may be applied according to the specific circumstances.

Additional costs payable upon arrival include a final cleaning fee of 200 Euro, electricity consumption beyond the included 50 Euro allowance, an extra bed at 245 Euro per week, a baby bed at 100 Euro per week, and a heating deposit of 100 Euro per week. Heating is metered and billed accordingly.
