Outdoors

The grounds of La Capanna di Franca are a true celebration of the Tuscan landscape, extending across approximately 5,000 square metres of predominantly lawn-covered parkland. From the entrance gate, a cypress-lined driveway guides you through a well-tended, blooming garden where seasonal flower beds border the stone path leading to the pool area. The atmosphere throughout is quiet and reserved, encouraging guests to spend long hours outdoors. Directly outside the living room French window, a large porch furnished with a table and chairs provides an ideal setting for al fresco dining and leisurely gatherings in the shade. Please note that the garden photographs were taken in spring, and the appearance of the flowers and grass may vary depending on the season of your visit.

The centrepiece of the outdoor space is the magnificent non-heated infinity pool, positioned just 15 metres from the house and immersed in the surrounding garden. Rectangular in shape and measuring 6 x 12 metres, the pool features a border in Tuscan travertine and is internally lined with mosaic tiles, lending it an elegant and distinctly regional character. The depth varies from 1.20 metres to 2.20 metres, and access to the water is made easy via large steps. The pool is equipped with chlorine purification, as well as lighting both inside and outside the water. Along one side, a discreet hedge provides a sense of privacy, while fragrant roses frame the perimeter and a carpet of well-kept lawn surrounds the sunbathing area, which is furnished with sunbeds, an awning, and a hammock. A wooden gazebo with table and chairs completes this outdoor retreat, and an outdoor shower is also available for guests' convenience. The pool is open from the last Saturday in April to the first Saturday in October.

La Capanna di Franca is configured across 2 floors plus a loft level and is designed to comfortably accommodate up to 8 guests across 3 bedrooms and 3 bathrooms. The ground floor is entered directly from the main entrance and opens into a spacious open-plan living area comprising a lounge with a large fireplace, a dining area, and a fully equipped kitchen. Also on this floor is a study furnished with a single sofa bed, a bathroom with shower, and a dedicated laundry room. A travertine and wrought-iron staircase in the living room leads to the first floor, where 3 bedrooms are located. 2 of these are double bedrooms, one of which features an ensuite bathroom with shower. The third bedroom is a double room with an additional single bed and is served by a separate bathroom equipped with a whirlpool tub. A further flight of stairs ascends to a loft area featuring a super panoramic window and a gym space fitted with exercise equipment.
