The outdoor spaces of Villa Bella are nothing short of spectacular, offering a seamless blend of natural beauty and thoughtfully designed leisure areas. The 3,000 square metre park is characterised by expansive stretches of lush lawn surrounding both the villa and the swimming pool, punctuated by colourful, fragrant flowers, carefully shaped hedges, and a small olive grove that lends the grounds an authentic Umbrian atmosphere. A well-kept garden filled with herbs, roses, lavender, jasmine, apple trees, and cherry trees completes this extraordinary outdoor environment. 2 spacious porticos serve distinct yet equally inviting purposes: the first, adjacent to the kitchen, is fully equipped for outdoor dining and features a wood oven and a built-in barbecue, making it an ideal setting for al fresco meals. The second portico offers a perfect vantage point for relaxing with a glass of wine while taking in the breathtaking panoramic views toward the town of Todi and the rolling hills beyond, particularly stunning at sunset. The magnificent swimming pool is positioned on the same level as the ground floor, approximately 6 metres from the villa, in a prime panoramic location overlooking Todi and the surrounding landscape. Rectangular in shape, the non-heated pool measures 10 x 5 metres with a depth ranging from 1.50 to 1.70 metres. Lined in grey-green PVC to preserve a natural aesthetic, it is equipped with salt purification, internal lighting, and a ladder for water access. The paved surrounding area is furnished with sunbeds, deckchairs, and umbrellas, and a hot-water outdoor shower is also available. The pool is open from the last Saturday of April to the first Saturday of October. Please note that photographs of the property were taken in spring, meaning the appearance of the garden, including flower blossoming and the colour of the grass, may differ at the time of your arrival.

Villa Bella is generously proportioned across 3 floors and comfortably accommodates up to 8 guests in 4 double bedrooms and 3 bathrooms, with access to the garden also available from the basement level. The entrance door opens onto the ground floor, where an open-plan living area encompasses a sitting room, a dining area, and a fully equipped kitchen that leads directly out to the 2 porticos. This floor also features 2 double bedrooms and a bathroom with shower. The upper floor is home to the remaining 2 double bedrooms, each with direct access to a terrace that offers breathtaking views, particularly at sunset, and these rooms share 1 bathroom with shower. The basement floor, which maintains a naturally pleasant temperature even during the summer months, is composed of a taverna complete with a fireplace, a piano, and a dining area. Adjacent to the taverna is a games room featuring ping-pong and table football, along with a large window that opens directly onto the garden. A dedicated laundry room and 1 bathroom with bathtub complete the basement level.

Villa Bella welcomes pets, subject to prior authorisation from the owner. Guests wishing to bring animals must communicate the number, size, and breed of their pets in advance so that the owner can confirm acceptance. The property is fully fenced, providing a safe and secure environment for both guests and their animals. The automatic iron gate at the entrance further enhances the privacy and security of the estate. The taverna on the basement floor is equipped with a fireplace, and firewood can be arranged on request. Heating is available on consumption at current market prices and can be organised upon request. It is worth noting that the basement floor naturally maintains a comfortable temperature even during summer, making it a particularly pleasant space during warmer months.
