Set within the celebrated wine area of Morellino di Scansano, the estate is immersed in a landscape of cultivated terrain planted with vines and olive trees, framed by the characteristic hilly morphology of the Maremma. The property extends over 5,000 square metres of fenced grounds, offering generous outdoor spaces including a private swimming pool and a lush yard planted with cypresses, oaks, and fragrant Mediterranean shrubs. Reliable Wi-Fi connectivity is available throughout the property, ensuring guests remain connected during their stay. Parking for up to 4 vehicles is available on-site, both along the cypress-lined gravel driveway and in a more secluded area at a lower level. The estate comprises 2 independent buildings, the main farmhouse and a separate annex, providing a harmonious blend of rustic authenticity and modern comfort.

Outdoors

The outdoor spaces of Podere Le Caprarecce are as captivating as the interiors, offering a seamless connection between the built environment and the surrounding Maremma landscape. The fenced property is enclosed by low walls, hedges, and wire mesh with wide openings, making it particularly suitable for medium to large dogs. The area surrounding the two buildings is covered in lawn and planted with cypresses and oaks that provide pleasant shaded areas throughout the day, while oleander, helichrysum, rosemary, and laurel perfume the summer air. In the lower-sloping section of the terrain, olive trees and shrubs typical of the Maremma complete the natural scenery.

Between the farmhouse and the annex, a pergola covered in American vine provides a charming alfresco dining area, furnished with a table and chairs and ideal for outdoor meals in the shade. The lower part of the park also features a ping-pong table and a basketball hoop mounted on the annex wall, offering recreational options for guests of all ages. Beneath the pool level, a storeroom is reserved for private use, housing the pool's technical compartment as well as farm tools and machinery.

The non-heated swimming pool is positioned 20 metres from the farmhouse and at the same level, offering breathtaking views over the Maremma hills and particularly beautiful sunsets. Rectangular in shape and measuring 8 x 4 metres, with a depth ranging from 1.40 to 2.20 metres, the pool is lined in sky-blue PVC and equipped with chlorine purification. Access to the water is via angular Roman steps. The surrounding solarium is finished in decking and non-slip porous stoneware and is furnished with sunbeds and umbrellas. Lighting is provided both inside the pool and across the solarium area. The swimming pool is available to guests from the last Saturday in April to the first Saturday in October.

Unit Layout

Podere Le Caprarecce accommodates up to 8 guests across 4 bedrooms and 4 bathrooms, distributed between 2 independent buildings situated 20 metres apart.

The main farmhouse is arranged over 2 floors connected by both internal and external staircases. On the ground floor, the main entrance accessed from the garden on the poolside leads into a dining room featuring a Smart TV, armchairs, and a dining table. From this central space, guests can access both the fully equipped kitchen and a study, both of which have direct exits to the poolside garden. The ground floor also includes a bathroom with shower and washing machine, as well as a small under-stair cupboard used for storage. A terracotta staircase rises from the dining room to the first floor, where 2 double bedrooms and a bathroom with shower are located. From the first-floor hallway, a brick and stone staircase descends to the driveway on the side of the gate and leads to the annex.

The annex is entered through a sitting room furnished with a kitchenette, dining table, sofa, and a digital terrestrial TV. Facing the sitting room are 1 double bedroom with direct access to the garden, 1 twin bedroom with access to a small entrance porch, and 2 bathrooms with shower. All 4 bedrooms are equipped with air conditioning featuring independent control units. It is important to note that all fireplaces present in the property are ornamental.

Access to the property is through a manual-opening gate, which is strongly recommended to be kept closed at all times, as the surrounding area is frequented by pastures with flocks of sheep led by Maremma shepherds. Please be aware that a neighbour's house with dogs is located approximately 20 metres from the property boundary.

Pets are welcome at Podere Le Caprarecce, provided they do not enter the swimming pool. A mandatory extra cleaning fee applies per animal per week and is detailed in the Costs and Services section. The wide-mesh wire fencing surrounding the property is particularly well suited to medium and large dogs.
