The garden is completely fenced and fully accessible, offering a safe and private setting for all guests. Behind the house, following the natural conformation of the terrain at a slightly elevated level, lies a wooded area shaded by holm oaks, adding a sense of depth and natural beauty to the property. An elegant hedge running from the boundary wall at the entrance gracefully delineates the various outdoor zones, including the pool area, the parking area, and the path leading to the villa. The pedestrian gate opens onto a charming terracotta path bordered by aromatic herbs, with steps leading up to the main entrance.

The covered patio adjacent to the kitchen serves as the heart of outdoor living at Villa Nikka, offering a shaded and convivial space for alfresco dining. A brick-built barbecue is also located here, perfect for leisurely outdoor meals. The non-heated swimming pool is positioned in the garden area in front of the house and is reached by crossing the lawn. Enclosed by a tall hedge that ensures complete privacy, the rectangular pool measures 12 x 6 m with a varying depth of 1 to 1.80 m. It is lined with mosaics and equipped with chlorine purification, internal lighting, and Roman steps for easy water access. The surrounding terracotta-paved solarium is furnished with sunbeds and 2 umbrellas, and an outdoor shower with both hot and cold water is also available. The pool is open from the last Saturday in April until the first Saturday of October. Please be aware that photographs of the property were taken in spring, and therefore the flowering and the colour of the garden's grass may differ from what you find upon arrival.

Unit Layout

Villa Nikka is arranged over 2 floors and comfortably accommodates up to 6 guests across 3 bedrooms and 2 bathrooms. The main entrance on the ground floor opens into an open-plan living room featuring a television and a dining area with a traditional fireplace. The kitchen, equipped with a wood oven, is also located on the ground floor and provides direct access via a French window to the covered patio and external dining area. Adjacent to the kitchen is a pantry and a dedicated laundry room. A service bathroom completes the ground floor layout.

A staircase leads to the first floor, where the sleeping accommodation is arranged. The first bedroom is a double room with direct access to the garden through a French window. The master bedroom is also a double room and features an ensuite bathroom equipped with a hydromassage bath and a shower. A third double bedroom and an additional bathroom with shower complete the first floor, ensuring comfortable and well-distributed accommodation for all guests.

Other Information

Villa Nikka welcomes guests travelling with pets. Up to 2 dogs are accepted, subject to an additional charge payable on site. Guests are kindly reminded that an extra cleaning fee applies per animal per week.

The rental rate includes utilities such as water, gas for kitchen use and hot water, and electricity. Weekly linen changes are provided, along with an initial and final cleaning of the property. The rate also includes the Zer0Dep Guarantee, which means guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500 euros and subject to the limitations provided by the policy.

A tourism tax is applicable and is charged at 1 euro per person per night for the first 7 nights of the stay. Children under 18 years of age are exempt from this tax.
