The furnished veranda, directly adjacent to the dining area and kitchen, serves as the heart of outdoor life at the villa, offering a shaded and elegant setting for lunches and dinners with sweeping views over the characteristically hilly countryside, dotted with cultivated fields, vineyards, woods, and hilltop villages. From the veranda, an elegantly designed entrance leads to a charming small cellar, cleverly constructed beneath the veranda and accessed via an automated wooden hatch and internal stairs, adding a distinctive and functional touch to the outdoor experience. The park surrounding the villa spans approximately 1 hectare of gently sloping terrain and is home to a rich variety of trees and flowering plants typical of this Irpinian hillside setting, including ancient oaks and olive trees, fruit trees such as mulberry, sorb, fig, medlar, and Annurca apple, as well as oleanders, roses, rosemary, pittosporum, and laurel. The non-heated swimming pool is situated approximately 10 to 12 metres from the villa, at a slightly lower level and easily reached via 6 steps crafted from local Irpinia stone. Rectangular in shape and measuring 6 x 12 metres, with a depth ranging from 1.4 to 2 metres, it features chlorine purification and Roman steps for comfortable water access. The surrounding solarium area, partly paved and partly lawn, is equipped with sunbeds, umbrellas, a comfortable sofa, and a small table, creating a complete and inviting poolside retreat. The pool is available to guests from the last Saturday of April to the first Saturday of October. Please note that the photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ at the time of your arrival.

Also on the first floor is a practical laundry room with direct access to the terrace, as well as a bathroom with shower and double basin. The property features 2 bathrooms in total, one on each floor, both fitted with shower facilities.

This arrangement includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500.00 euros and subject to the limitations provided under the policy terms. Tourism tax is not applicable for stays at this property. The swimming pool is available exclusively from the last Saturday of April to the first Saturday of October.
