This exceptional vacation rental has been lovingly preserved to retain its authentic rural architecture and timeless Tuscan character, offering guests an immersive countryside experience surrounded by olive groves, orchards, and Mediterranean vegetation. The property is divided into independent living areas across 2 floors, making it an ideal retreat for larger groups who wish to enjoy both shared and private spaces. The expansive yard surrounding the villa encompasses a lush garden with a generous lawn, mature oaks, holm oaks, cypresses, and laurel hedges, creating a serene and private natural setting.

Outdoors

The outdoor spaces at Il Pratone are thoughtfully designed to cater to guests of all ages and interests. A gazebo with a dedicated dining area and barbecue is positioned near the kitchen entrance, providing a charming setting for al fresco meals, while a second barbecue and a ping pong table are located near the living room entrance. The garden also features a volleyball court and a children's play area situated beside the pool area, ensuring entertainment for younger guests. The fully fenced pool area lies just behind the villa, accessible via a few stone steps and a short path across the lawn. The main pool is oval in shape, measuring 13 x 7 metres with a constant depth of 1.20 metres, lined in golden granite PVC, and equipped with saltwater purification, Roman steps for access, and both internal and external lighting. A separate children's pool, rectangular in shape and measuring 6 x 1.5 metres with a depth of 0.50 metres, uses chlorine purification and is perfectly suited to younger swimmers. Both pools are non-heated. The surrounding solarium is part paved in porphyry and part lawn, furnished with sunbeds, umbrellas, tables, and a shower. The pool area is open from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.

Unit Layout

Il Pratone accommodates up to 12 guests across 6 bedrooms and 7 bathrooms, spread over 2 floors covering approximately 220 square metres. The 2 floors are not internally connected. On the ground floor, the villa is organised into 3 separate living areas, each with French windows opening onto the garden. The first area comprises a main entrance with a fully equipped kitchen, a bathroom with shower adapted for guests with reduced mobility, and a dining room. The second area features a living room, a double bedroom, a bathroom with shower, and a laundry area. The third area is a suite with a double bed, a fireplace, a kitchenette and living space, and a bathroom with shower. An external staircase beside the main entrance leads to the first floor, which houses a service kitchen with fireplace, 2 double bedrooms each with an en-suite bathroom with shower, 1 of which is configured with twin beds, 1 double bedroom with a fireplace, an en-suite bathroom with shower, and access to a covered terrace, and 1 further double bedroom with a covered terrace and an adjacent bathroom with shower. Air conditioning is available exclusively in the bedrooms.

Pets are welcome at the property, though a mandatory extra cleaning fee applies per animal per week.
