Outdoors

The outdoor spaces of this villa are undoubtedly among its most captivating features, offering guests an expansive and immaculately tended Mediterranean park that stretches across one full hectare of fenced terrain. The grounds are adorned with sweeping lawns, towering palm trees, a fragrant citrus grove, and an extraordinary variety of Mediterranean flora including jasmine, climbing wisteria, iris, and ivy geraniums. Please note that the property photographs were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you encounter upon arrival, depending on the season of your visit.

At the heart of the outdoor area lies the swimming pool, which is non-heated and reserved exclusively for the use of guests. Positioned to the east of the villa and reached via a few elegant stone steps, the pool measures 12 x 6 metres with a depth ranging from 1.50 to 1.80 metres. It is lined in white PVC and equipped with a chlorine purification system and a ladder for safe water access. Surrounding the pool is an expansive stone patio furnished with numerous seats, tables for outdoor dining, deck chairs, and sunbeds, creating an ideal setting for leisurely afternoons in the Apulian sun. Evening lighting enhances the atmosphere after sunset, and a hot and cold-water outdoor shower is available for guests' convenience. The pool is accessible to guests from the last Saturday in April to the first Saturday in October.

A large pergola draped in climbing wisteria provides a beautifully shaded outdoor corridor connecting the apartments, offering a romantic and characterful walkway through the estate. The park as a whole is fenced and carefully maintained, ensuring both privacy and security throughout your stay.

Unit Layout

The villa accommodates a maximum of 10 guests across 4 independent apartments, 3 of which are located on the ground floor and 1 on the first floor, the latter being the private residence of the owner and not available to guests. The 3 guest apartments on the ground floor each have their own independent entrance and do not communicate internally with one another, ensuring complete privacy for each group of occupants. Together they offer 4 bedrooms and 4 bathrooms distributed across the distinct living spaces described below.

The first and largest apartment is situated near the grand wisteria-draped pergola and opens into a spacious lounge area furnished with sofas and numerous seats overlooking the pool. This flows into a living room featuring a circular double sofa bed, which in turn connects to a generous dining room seating 8 people, complete with a fully equipped adjoining kitchen. The sleeping area comprises a double bedroom and a twin bedroom, both served by a shared bathroom fitted with both a shower and a bathtub.

The second apartment, more intimate in scale yet equally welcoming, is designed for 2 guests and is accessed via a small stone patio reached by a few steps. It features a kitchen that communicates directly with a combined dining and sitting room. The sleeping area consists of a large double bedroom with its own sitting area, and the apartment is served by a bathroom with shower.

The third apartment overlooks the pool and offers a spacious living room with an integrated kitchen area, a double bedroom with its own en-suite bathroom with shower, and an additional bathroom with shower.

The villa is thoughtfully equipped to ensure a comfortable and convenient stay for all guests. Each apartment benefits from air conditioning to keep interiors cool during the warm Apulian summers, as well as heating available for cooler periods, charged on consumption at current market prices. A washing machine is provided for guests' laundry needs, and a dishwasher is included in the kitchen facilities, making everyday living effortlessly practical. For outdoor entertaining, a barbecue is available, perfectly complementing the al fresco dining areas on the stone patio. Each apartment also features a private patio, offering guests their own dedicated outdoor space for relaxation and fresh air. Entertainment is well catered for with satellite TV available in the apartments. The property warmly welcomes pets, allowing guests to bring their animal companions along for the stay.

Other Information

The rental rate includes utilities covering electricity, water, gas for kitchen use, and hot water, as well as weekly linen changes and both an initial and a final cleaning of the property. The stay is also covered by the Zer0Dep Guarantee, which means guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500.00 euros and subject to the limitations set out in the policy terms.

The first-floor apartment is the private residence of the owner, who will not make use of the park or swimming pool during guests' stays, as these areas are reserved exclusively for the use of guests at all times.

Pets are welcome at the property. Guests wishing to bring animals should be aware that a mandatory additional cleaning fee applies per animal.
