The non-heated swimming pool is positioned in front of the main facade of the villa and can be reached in just a few steps through the garden or via a short flight of stairs. Rectangular in shape with a Roman staircase, it measures 7 by 15 meters with a depth ranging between 1.20 and 1.50 meters. The pool features an internal PVC coating, both indoor and outdoor lighting, a cold water shower, and a salt purification system. A bathroom with shower is located in the adjoining annex. The pool is open from the last Saturday in April to the first Saturday in October.

The property is part of a historic agricultural estate where local wines are produced from pure Malvasia, Trebbiano, and Sangiovese grape varieties, alongside extra virgin olive oil, cheeses, and cold cuts, all available for tasting and purchase directly on-site.

Pets are welcome at the property. In the event of the presence of animals, a mandatory extra cleaning fee applies per pet per week or part of the week.

The rental rate includes a Zer0Dep Guarantee, meaning guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in case of accidental damage caused to the property during the stay, up to a maximum of 1,500.00 euros and subject to the restrictions provided. Utilities including electricity, water, gas for kitchen use, and hot water are included in the rate, as is weekly linen service and initial and final cleaning.

A tourist tax of 1.00 euro per person per day applies for the first 5 days of the stay. Children under 12 years of age are exempt from this tax.
