Property Description

Ancient farmhouse comprising 4 welcoming units, situated in one of the most beautiful areas of the Chianti Classico region. The wonderful Abbey of Badia a Passignano, plunged into amazing vineyards and olive groves, is only 1,5 km away and all of the charming Chianti villages are within 30 minutes. This property is surrounded by a beautiful landscape of woods and vineyards and is in ideal location to spend a relaxing holiday and to enjoy the peace of the Tuscan country-side.
The access to the property is via an unpaved but well-maintained road.
Distances: Badia a Passignano with nice restaurants 1,5 km away, Tavarnelle Val di Pesa with general stores 10 km, Greve in Chianti 9 km away, San Gimignano 33 km, Florence (airport) 35 km away, Volterra 55 km, Siena 50 km away, Lucca 105 km, Pisa (airport) 130 km away.
At guests’ disposal: large garden with panoramic swimming-pool (6 x 12 m – min. depth 1,4 m – max. depth 2,2 m – open from 01/04 to 30/10) to be shared among the guests of the 4 units and the property owners. The apartment Anna nr 1 and 4 provide a washing-machine while Anna nr 2 and 3 can use a shared laundry. Parking within the grounds.
Extra Services: Baby bed available upon request (free of charge). Maid service by arrangement (€ 7, / per hour to be paid on the spot). Upon request it is possible to arrange dinners to taste nice local recipes (€ 25,- / per person – drinks excluded), cooking classes (€ 30,- / per person with a minimum of 4 participants), wine tasting (€ 10,- / per person with a minimum of 4 participants). Baby sitting service upon request (€ 10,- / per hour). WI-FI internet connection available at € 20,- / per week. Pets are allowed by paying an extra charge of € 20,- / per week (payment on site).

Vila je umístěna mezi olivovníky a vinicemi s famózním výhledem na Badia a Passignano. Po náročných výletech po okolí jsme se vždy rádi vraceli do vily a k bazénu, kde jsme relaxovali. Ve vile bylo čisto, i když rekonstrukce koupelny a kuchyně by vile jen prospěla. Nicméně starý nábytek a vybavení dodávalo vile takový pravý toskánský nádech, že vám nějaké to pětiminutové čekání na teplou vodu nakonec vůbec nevadilo. Shrnutí: Celkově byla vila za tu cenu měla nabídnout lepší vybavení a nebo alespoň wifi zdarma, nicméně všechny tyto nedostatky překonají skvělý zážitek a atmosféra, na základě které se opravdu cítíte jako v Toskánsku. Vila je dobrým výchozím bodem pro návštěvu Florencie (30 min), Sieny (35 min) i ostatních menších měst v okolí. Dokonce i malé pěší procházky okolo vily jsou naprosto dostačující pro nádherné výhledy. PS: Dostali jsme na přivítanou domácí olivový olej a láhev červeného vína, které jsme si následně od domácích dokoupili, protože bylo vynikající.

Ok, but not perfect (cleanliness so, so; 1km of gravel road). Owners very friendly. Good starting point to explore Florence and surroundings (Siena, San Giminiano, etc.)

Nous avons passé 2 excellentes semaines à casa Anna. Le location est très bien située. Au cœur de la campagne Toscane mais à quelques minutes de badia a passiganano et de plusieurs restaurants et 15 min de Tavarnelle et permettant de visiter aisément la région ( sienne, Florence, san gilmigniano et de nombreux autres villages). La villa est tres confortable, bien équipée . La piscine très agréable et tres appréciable apres les ballades. L'accueil des propriétaires est agreable et discret

The villa itself was very nice and well designed (but not well maintained). Regretfully, this is the one and only good thing to say about the villa.
The location is about 1.5km outside the nearest village (on a dirt road). Hard to access and simply nothing to do around it. Location is always a subjective issue. If you are looking for a very quiet and insulated place, it can be nice to you.
In addition, the villa has about 10 taps, but not even one of them gives a smooth water flow. All of them gives splashes and/or very weak water flow.

The owner was very kind. She helped us with navigation, finding a supermarket and more.
Despite this, owner is a really miser and really greedy. nothing is included. Almost everything is an "extra".
There were many many hidden costs:
- 120€ for final cleaning (while usually 50-60€ in other properties, if any)
- 49€ for using the gas for few days
- 25€ for a small dates-change only few days after the booking and few months prior to the arrival date
- 22€ taxes
- 20€ for the Wi-Fi password (!!!) while everyone gives it for free nowadays
- The owner asked for 500€ deposit, while 250€ written in the voucher (We didn't pay it)

The entire garden is completely dark at night ("Because electricity is very expensive"). Upon arrival, we brought our bags from the car using the smartphone's led like thieves... The owner took me to the gas meter to read it (because it also "not included") in a complete darkness using the smartphone's led... really poor & disparaged welcoming.

In conclusion:
This villa has an isolated location, but it has the potential to be a nice place to stay.
The owner must learn some basic rules about fairness, proper disclosure, customer service and interpersonal relations before continuing to serve customers...

Die Ferienwohnung Casa Anna 4 hat alles geboten, was wir für erholsame Urlaubstage erhofft und gebraucht haben: gut und geschmackvoll ausgestattete Schlaf- und Wohnräume, eine weiträumige Ferienanlage mit Pool in abgelegener, Landschaft und einen idyllischen Außenplatz mit traumhaftem Ausblick.

Die Lage ist traumhaft mit tollem Blick über die Berge und auf das Dorf Badia Di Passignano. Der Zustand des Hauses ist gepflegt und auch die Gastgeber sind sehr freundlich.
Der Pool ist toskana-typisch nicht beheizt aber sehr sauber und angenehm temperiert.
Die Anfahrtsbeschreibung sollte auch das Tor erwähnen, da das Schild schwer als solches zu erkennen ist (dunkelbraune Schrift auf braunem Hintergrund).
Küche und Bäder sind gut ausgestattet und sauber. Vor Ort können selbstgemachtes Olivenöl und Rotwein erworben werden. Auch Holz für den offenen Kamin steht zur Verfügung (sehr zu empfehlen).
Einziger Negativpunkt ist der schöne Tisch auf der Terrasse, der leider etwas hoch ist, sodass auch grosse Menschen in unbequemer Haltung essen müssen.

The villa itself was gorgeous and beautifully decorated. But the good points stop there. It is very difficult to find the property and when we tried to contact them for directions no one answered. Turns out they are only accessible by phone during certain 'working hours' so you're screwed if you need help outside of these. After our stay, we were given a bill for all the 'extras' - they charged us for local tax (which is fine), water, gas and internet...even though internet was meant to be free at this place?! The owners speak very little (if any) English so trying to ask questions and get any information was almost impossible. Also, the water pressure in the bath was very slow - we had to wait about 45 minutes to have a bath! The shower water pressure wasn't good either.


[counter comment from the house manager] these guests state that they found it difficult to contact / communicate with the owner, but on the travel voucher they also have our mobile phone number which is active on the Saturday afternoon. They could call us and we would have helped them to find the property.
Internet WI-FI is available at € 20, - / per week and not free.
As for the problem with the water unfortunatly they did not mention this to use during their stay. If the client had warned us we would have been able to take action and try to solve the problem.

We just got back today from incredible trip in Italy. We stayed at Casa Anna 4.the Unit was excellent and suited us very much. We were two couples and we had complete privacy. The living room and kitchen were equipped as needed and lacked for anything. The site is situated in the hills of Tuscany in a central location and close to all the beautiful places. the owner of the property, amazing. of course thank you dear agents for all the help we received from the first converstion until we come back .Certainly we use your services again

Nous avons passé un séjour très agréable : Anna 4 est isolé, mais pas très loin de magnifiques villages toscans ainsi que des grandes villes.
Nous avons été très bien conseillés pour choisir cet endroit : nous avions une piscine avec une vue magnifique sur le Chianti, une terrasse privée avec barbecue et la maison était très propre.
L'accueil de la propriétaire était très chaleureux.
Sans hésitation, je recommande cet endroit.
