Summary

An absolutely amazing small villa, brilliant generously-sized pool, wonderful situation with a most generous and friendly host Michele. You will not regret booking, it offers excellent value for money and we would be going back next year except it is so popular it is already booked.

Points of Note

The communal living space (lounge/dining room/kitchen) is cosy/intimate aka fairly small. Don’t anticipate whipping up any 5 course banquets for yourself. If you intend on eating out at restaurants a lot or dining on simple fare al fresco then this doesn't matter.

The villa is close (200m or less) to the nearby dual carriageway autostrada thus inevitably there is some road noise. This didn’t bother us that much, however if you are looking for absolute peace and tranquillity just be aware that when you sit outside you can hear (and from certain spots by the pool see) fast traffic almost all the time.

The Great Bits (of which there are many)

Actually almost too many to note.

The bedrooms are generous especially the master. The grounds of the villa are lovely, so well-kept, the best I’ve seen in a rental property. From the electric gates, to the car port for shade, to the solarium and covered outdoor eating areas, with BBQ, games area, on to the absolutely fabulous pool with recliners and steamer chairs and umbrellas everywhere for shade etc etc it is wonderful and maintained to the highest standards. There is also an ample supply of inflatables/toys for the pool, so don’t bother bringing your own.

The villa has a great situation sitting surprisingly high above the surrounding countryside and thus commanding some lovely views to the distance including Montepulciano.

Although not crazy hot when we stayed first week in June, the air conditioning in each living space works really well and is very discrete, which was a real bonus.

From start to finish Michele is a wonderful host, we were amazed by a constant stream of gifts and supplies that would appear magically on various mornings courtesy of our Food Fairy!! And also the magic pool that seemed to clean itself very early each morning – or maybe that was Michele too, whatever he’s great.
