At the heart of the outdoor experience is the oval-shaped swimming pool, positioned between the main villa and the annex, approximately 10 metres from the annex. The non-heated pool is open from the last Saturday in April until the first Saturday of October and measures 7 by 14 metres, with a depth ranging from 90 cm to 2.50 metres. Entry into the water is via submerged steps, and a diving board is also available. The pool is fully lined with dry-mounted Tuscan stone, with a grey-blue cement bottom that lends a beautifully natural effect within its sandstone-paved surround. On 2 sides, large stone vases filled with water lilies add a romantic and distinctive touch. The pool area is equipped with comfortable sunbeds for sunbathing and is complemented by a romantic gazebo covered in climbing ivy, furnished with sofas and armchairs for those who prefer the shade. A hot and cold-water shower and chlorine purification system complete the pool facilities.
Throughout the park, several carefully arranged relaxation and dining areas invite you to make the most of the outdoor setting. A pretty wooden gazebo furnished with a dining table sits at the exit of the annex, directly in front of the pool. The main villa is arranged over 2 floors. The main entrance is located on the side adjacent to the driveway, reached via 3 external steps that lead into the vast open living area occupying the entire ground floor. Here, all rooms flow naturally into one another, beginning with the sitting and TV room, furnished with pure white divans arranged around an antique fireplace and a large television, which extends along a wide external portico. From there, a further small sitting room with a second fireplace connects to the dining room, which also faces the garden and its seating area. Also on the ground floor are the kitchen, accessed directly from the dining room, a laundry room, and a guest bathroom. A wooden staircase leads to the upper floor, where the master bedroom is located, complete with a dedicated sleeping area, a closet area, a bathroom with shower, and direct access to a panoramic terrace. Also on this floor are 2 double bedrooms, each with a queen-size bed, which share a bathroom equipped with a hydromassage tub. One of these bedrooms opens directly onto the garden through a French window, while the other is accessed through a study that includes a double sofa bed.
A few metres uphill along a paved path, the annex offers a striking contrast with its huge open-plan living room beneath a high gable roof, combining a lounge area with an additional large television and a dining area centred around an elegant black table with chairs. Thanks to the home automation system, the large windows that line the room lower automatically at the touch of a button, seamlessly connecting the interior with the gazebo and the adjacent pool area. A super-functional modern kitchen in polished aluminium, equipped with 2 ovens, completes the main level. On the lower floor, accessible only from the outside, there are 3 double bedrooms, one of which serves as a walkthrough room providing access to the other 2. This floor is completed by 2 bathrooms with shower.

Guests benefit from a generously sized private yard of approximately 3,000 square metres, which surrounds the property and is reserved exclusively for their use, creating a sense of complete seclusion and tranquillity. The estate is equipped with Wi-Fi internet connectivity, ensuring you remain connected throughout your stay, and a dedicated parking area is conveniently located just past the entrance gate of the property, only a few steps from both the main house and the annex. From its elevated hillside position, Il Fitto commands splendid views over the rolling Tuscan landscapes and the silhouettes of the charming borghi that characterise the surrounding countryside.

The outdoor spaces at Il Fitto are truly extraordinary, reflecting the natural beauty and agricultural heritage of the estate. The private park, which spreads around the house and is for the complete and exclusive use of guests, covers approximately 3,000 square metres and is largely flat, featuring well-maintained lawn areas enlivened by roses, olive trees, aromatic herb bushes, and fruit trees. A large loggia extends directly from the French window of the living room and serves as a magnificent outdoor living area, furnished with a comfortable seating arrangement and a dining table shaded by large umbrellas, alongside a traditional stone barbecue, making it an ideal setting for alfresco meals and relaxed evenings. The vineyard borders much of the park, adding a picturesque and authentically Tuscan character to the surroundings. It is worth noting that the photographs of the property have been taken in spring, meaning that the flowering of plants and the colour of the garden grass may appear different upon your arrival depending on the season.
The non-heated swimming pool is located on one side of the main house, in a slightly elevated position reached via a short ramp or a walkway approximately 15 metres from the house. It measures 7 by 12 metres with a constant depth of 1.20 metres, is lined in clear PVC, and features chlorine purification, integrated lighting, and Roman steps for easy access to the water. The pool area is finished in terracotta paving and lawn and is fully equipped with sunbeds, small tables, and umbrellas, as well as an outdoor shower. The pool is open from the last Saturday in April until the first Saturday in October.

Il Fitto accommodates up to 10 guests across 5 bedrooms and 5 bathrooms, distributed between the main house and a separate annex located approximately 15 metres away. The main house unfolds across 2 floors. On the ground floor, just past the entrance door, you will find a spacious living room that incorporates a study corner, a lounge area, and a dining space, all seamlessly connected to the kitchen and to the outdoor loggia. A guest bathroom completes the ground floor. An internal staircase leads to the first floor, which is also accessible via an external staircase and contains 4 double bedrooms. The first double bedroom features an en-suite bathroom equipped with a hydromassage tub. The second double bedroom is served by a private bathroom with shower. The remaining 2 double bedrooms share a further bathroom with shower. A laundry room, accessible from the outside, is situated on one side of the main house.
The annex, accessed via a flight of 6 steps, offers a self-contained living space comprising a living room with a kitchenette, 1 double bedroom, and a bathroom fitted with a hydromassage shower. Together, the main house and annex provide a harmonious and well-organised layout that ensures both privacy and conviviality for groups of family or friends.
