Outdoors

The outdoor spaces of Villa Augusto are truly exceptional, inviting guests to make the most of the Umbrian countryside. The garden features 2 barbecues built in brick, a traditional pizza oven, and a large gazebo furnished with a table and chairs, positioned directly in front of the kitchen for effortless outdoor dining. The swimming pool, situated approximately 15 metres from the main house, is non-heated and rectangular in shape, measuring 13 x 7 metres with a depth ranging from 1.40 to 2.50 metres. It features travertine borders, a chlorine purification system, and is lined with sand-coloured PVC. Entry is via Roman steps, and the surrounding area is finished with a combination of local stone and lawn. The pool area is equipped with umbrellas, sun loungers, deckchairs, and smoking tables, as well as a cold water shower. The pool is available to guests from the last Saturday in April to the first Saturday in October. The large terrace on the first floor, accessible from the billiard room and one of the bedrooms, is furnished with deckchairs, tables, and chairs, offering a wonderful elevated space to enjoy the surrounding landscape. Please note that photographs of the property are taken in spring, so the appearance of the garden, including flower blossoming and the colour of the grass, may differ at the time of your arrival.

Villa Augusto is configured across 2 floors in the main house and includes a charming one-storey annex located approximately 20 metres away, accommodating a maximum of 10 guests across 5 bedrooms and 5 bathrooms. On the ground floor of the main house, the main entrance opens into a spacious living area divided into 3 distinct zones: a sitting room with a fireplace, a television area, and a dining room. Also on this floor is a professional kitchen with direct access to the outside, as well as a double bedroom with an en-suite bathroom fitted with a shower. A staircase adjacent to the main entrance leads to the first floor, where guests will find a billiard room with a fireplace and 3 double bedrooms, each with its own en-suite bathroom with shower. The billiard room and one of the bedrooms on this floor open directly onto the large furnished terrace. The first floor can also be accessed via an external stone staircase. The annex is a self-contained one-storey structure comprising a living room, a double bedroom, and a bathroom with shower, offering a degree of privacy ideal for guests seeking a more independent space within the property.
