Outdoors

The outdoor spaces of Villa Capozza are a celebration of Mediterranean beauty and architectural sophistication. The large solarium area, paved with generous slabs of local stone, surrounds the elegant non-heated infinity pool and is accessible from the hall of Wisteria through large windows that open onto an external portico characterised by imposing columns of Lecce stone. From this portico, a flight of steps descends gracefully to the pool level, where numerous sun loungers and seating areas invite guests to relax in complete comfort. The infinity pool itself measures 16 x 8 metres, is lined in turquoise PVC, features chlorine purification and Roman steps for water access, and maintains a constant depth of 1.20 metres. When evening falls, the pool illuminates, casting a magical glow across the surrounding area and reflecting the magnificent silhouette of the villa in its crystal-clear water. 2 cold-water showers are located near the pool for guests' convenience. The pool is available to guests from the first Saturday of May to the last Saturday of September. Beyond the solarium, the grounds are enriched by various areas of lawn adorned with flowering plants, tall pines and cypresses that provide natural shade, and a charming small citrus grove with seating, offering a peaceful vantage point from which to admire the full splendour of the property, particularly at sunset. It is worth noting that the photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.

Unit Layout

Villa Capozza accommodates a maximum of 20 guests across its 9 suites and 11 bathrooms, distributed between the main villa and the annex. The principal building is a 3-storey Art Nouveau villa dating back to the early 18th century, restructured and enlarged in 1918 by an Austrian architect, and distinguished by precious friezes, mosaics, decorations, columns, and capitals in Lecce stone. On the ground floor, a grand entrance hall featuring a fountain and served by a dressing room leads into the hall of Wisteria, a large and luminous space with balconies overlooking the pool. Adjacent to this is the hall of Fishes, which connects to a spectacular winter garden framed by Art Nouveau windows, and the hall of Flowers, a refined dining room centred around an impressive fireplace in Lecce stone. A hallway leads to a large functional kitchen and a secondary kitchen with an attached storage room. A guest bathroom is also located on this floor. Also on the ground floor are 2 suites, both with en-suite bathroom with shower; one of these includes a private sitting room with 2 additional sleeping spaces available on request. An elegant staircase in Lecce stone ascends to the first floor, where 5 luxurious suites are arranged. These include the Provençal suite, furnished in its namesake style with an en-suite bathroom with shower; 2 modern suites distinguished by crystal walls, each with an en-suite bathroom with shower; the master suite, appointed with fine early 19th-century furniture, a sitting room, a king-size bed, and an en-suite bathroom with shower; and the Panoramic suite, featuring a French-size bed, stunning views over the pool area, and an en-suite bathroom with shower and whirlpool massage tub. In the basement, a large champagnerie furnished in modern style is available on request, offering an ideal setting for private gatherings. The annex, situated approximately 30 metres from the main villa, has been carefully renovated to preserve its authentic Salento character. Its entrance faces that of the main villa and opens into a spacious living area brightened by large windows that highlight the property's characteristic finishing details. A guest bathroom and a stone staircase are also found on this level. The staircase leads to the first floor, where 2 suites are located, each with an en-suite bathroom with shower and a private terrace. A spectacular loft with glass balustrades overlooks the ground floor from this level, elegantly uniting the Salento style of the living area with the more contemporary aesthetic of the upper suites.
