The property is set within a beautifully maintained garden of approximately 2,500 square metres, a true green island at the centre of which lies a large swimming pool, providing the perfect setting for relaxation and outdoor enjoyment. The fully fenced grounds ensure complete privacy, while a dedicated 2-car parking area near the entrance gate adds a welcome touch of convenience. Outdoors

The garden and park surrounding Villa Joy are completely enclosed by netting and hedge screens reaching approximately 2 metres in height, guaranteeing total privacy throughout your stay. The outdoor spaces are thoughtfully landscaped with paved terracotta surfaces and generous areas of lawn enlivened by flowering bushes, olive trees, cypresses, lime trees, and a shady catalpa beneath which 2 benches invite quiet contemplation. A large stone portico located outside the kitchen is equipped with a table and chairs, creating a charming setting for outdoor dining in the shade.

At the heart of the garden, just 10 metres from the villa, the non-heated swimming pool is a striking focal point. Rectangular in shape with one oval side, Roman steps, a stone border, and a PVC lining, it measures 6 x 12 metres with a depth ranging from 1.20 to 2.10 metres. The pool features internal lighting and chlorine purification, and is open from the last Saturday in April until the first Saturday in October. The surrounding sunbathing area is paved in serena stone and extends onto the manicured lawn, where sunbeds, a gazebo with table and chairs for outdoor dining, and a convenient solar shower complete this inviting outdoor retreat. Please note that the photographs of the property were taken in spring, so the appearance of the garden, including the flower blossoming and the colour of the grass, may differ at the time of your arrival.

Unit Layout

Villa Joy comfortably accommodates up to 6 guests across 3 bedrooms and 2 bathrooms, distributed over 2 floors. A short flight of 7 steps leads up to the main entrance, which opens into a bright and welcoming living room featuring a TV and comfortable seating areas. The living area faces a beautiful terrace completed by a gym, which overlooks the garden below. From the living room, a few steps lead to the sleeping area on this floor, comprising 2 double bedrooms, one of which is furnished with a distinctive round bed measuring 2.45 metres in diameter. These 2 bedrooms share a bathroom equipped with a shower.

On the lower floor, you will find the fully equipped kitchen with a dining area, which also houses the washing machine. This level is completed by a twin bedroom with joinable beds and an ensuite bathroom with shower, offering additional comfort and flexibility for families or groups. Air conditioning is available in the bedrooms throughout the villa.

Other Information

Villa Joy is located in a residential area along the main road leading into Foiano della Chiana, approximately 4 kilometres from the A1 motorway, known as the Autostrada del Sole. A caretaker's annex is situated approximately 20 metres from the villa and serves as a useful point of reference for guests, while complete privacy is fully guaranteed at all times. Please also be aware that near the villa, approximately 300 metres away and not visible from any side of the property, there is an abandoned industrial shed.

Pets are welcome at Villa Joy. The extra cleaning fee applicable for guests travelling with animals is charged per animal per week or part of a week and is to be paid directly on site.
