The grounds of Monticchia offer an extraordinary outdoor experience, with a wooded park that fills the air with seasonal scents and vibrant colours throughout the year. The expansive garden, covering 5,000 square meters, is thoughtfully maintained and dotted with trees, flowers, and aromatic herbs. A magnificent oak tree near the house provides a natural canopy and an ideal spot to unwind with a glass of local wine. On a lower terrace opposite the main entrance, a panoramic non-heated swimming pool commands breathtaking views over the characteristic Tuscan hills. The rectangular pool measures 7 x 14 metres, with a depth ranging from 1.50 to 2.50 metres, and is lined in blue PVC with chlorine purification. Access to the water is via large steps, and the pool is enclosed for safety. The surrounding solarium area is elegantly paved in terracotta and travertine marble and is equipped with sunbeds and an umbrella for relaxed sunbathing. The pool is open from the last Saturday in April to the first Saturday in October. A stone patio connects the main building to the annex, adding further character to the outdoor spaces. Please be aware that photographs of the property were taken in spring, and therefore the appearance of the garden, including flower blossoming and grass colour, may differ at the time of your arrival.

Unit Layout

Monticchia accommodates up to 10 guests across 5 beautifully appointed bedrooms and 5 bathrooms, distributed between a main house and a separate three-storey annex. The main house is arranged over 2 floors connected by both internal and external staircases, with the external staircase providing direct access to a double bedroom on the first floor. On the ground floor, the entrance opens into a spacious dining room that communicates with the sitting room and kitchen. A terracotta staircase within the dining room leads to the first floor, where guests will find a TV room, a double bedroom with an en-suite bathroom featuring a bathtub, a twin bedroom with joinable beds and an en-suite bathroom with shower, and a further twin bedroom with joinable beds served by an adjacent bathroom with bathtub. The stone patio separates the main building from the annex, which is accessed independently at ground floor level and features a lounge with TV, a kitchen, and a terracotta and wood staircase leading to the upper floors. On the first floor of the annex is a double bedroom with dividable beds, an adjacent bathroom with shower, and a walk-in closet. The second floor of the annex hosts a double bedroom with an en-suite bathroom with bathtub. Air conditioning is available in all 5 bedrooms, with portable units in 4 bedrooms and a fixed unit in 1 bedroom.
