Outdoors

The outdoor spaces at Muffato are among its most captivating features, offering a variety of settings in which to unwind and enjoy the Tuscan countryside. The 4,000 square metre park surrounding the house is filled with luxuriant flowers, plants, and a rich variety of vegetative species, while the surrounding lawn is carefully maintained, inviting guests to walk barefoot on fresh grass and breathe in the scents of summer. Between the main building and the annex, a large stone-paved patio features a pergola equipped with a table and chairs, providing an ideal setting for alfresco meals and aperitifs. On the panoramic side of the property, a second pergola offers a peaceful retreat for afternoon reading and relaxation. It is worth noting that the property photographs were taken in spring, so the flowering and the colours of the garden grass may differ from what you find upon arrival.

The non-heated swimming pool is situated on a lower terrace approximately 20 metres from the house, visible from the portico and accessible directly from the garden. Rectangular in shape, it measures 5 by 12 metres with a depth ranging from 1.30 to 2.30 metres, and access to the water is provided via large steps. The pool is lined in sand-coloured resin and features chlorine purification. It is enclosed by a fence for safety. The surrounding solarium area is paved in terracotta and travertine marble and is equipped with sunbeds and an umbrella. A toilet and dressing room located on the basement floor serves the pool area. The pool is open from the last Saturday in April to the first Saturday of October.

Unit Layout

Muffato accommodates up to 6 guests across 3 bedrooms and 3 bathrooms, distributed between the main house and a separate annex. The main house is arranged over 2 floors, connected by both an internal and an external staircase. On the ground floor, a spacious dining room serves as the central hub of the home, communicating on the right with a fully equipped kitchen and a toilet, and on the left with a distinctive living room featuring a glass wall that overlooks the garden. The living room also opens directly to the outdoors through 2 French windows. A stone staircase in the dining room leads to the first floor, where 2 double bedrooms are located. The first double bedroom features a dividable bed and direct access from outside, with an en-suite bathroom equipped with a bathtub. The second double bedroom also benefits from its own en-suite bathroom with a shower. The annex, which faces the main building, is composed of a single floor and contains a twin bedroom with joinable beds and an en-suite bathroom fitted with both a shower and a bathtub.
