The outdoor spaces of Le Terre di Nunzio are nothing short of spectacular, offering a seamless blend of natural beauty and thoughtfully designed recreational areas. From the entrance gate, the park unfolds across 6 hectares of vineyard, with cypresses, oleanders, olive, apple, and fig trees enlivening the garden, while organized areas are decorated with colourful flowerbeds. In a far corner of the park, next to the pool area, a large orchard with various fruit trees completes this verdant setting. 3 spacious porticoes make outdoor living both pleasant and comfortable: the first, with direct access from the living room and kitchen, is perfect for al fresco dining and extends along a wide panoramic terrace equipped with table tennis and table football; the second is set up with sofas and armchairs, ideal for relaxing with a book or enjoying conversation with friends; the third, located just a few metres from the house, serves as a play area equipped with gym apparatus, table tennis, and table football. On the panoramic terrace, not far from the first patio, an outdoor heated Jacuzzi for 6 people offers a luxurious open-air experience. A children's play area with slide and swing is situated next to the pool, and the property is secured by an alarm system.

The large and sunny swimming pool occupies the most beautiful corner of the garden, offering a magical view over the borgo of Montepulciano, surrounded by the foliage of olive trees and rows of vines, and bounded on the outer edge by a laurel hedge. The non-heated rectangular pool, lined in PVC, measures 6 x 12 metres with a depth varying from 1.10 m to 1.50 m. It features 2 ladders for water access, 4 hydromassage vents along one side, internal lighting, and chlorine purification. The pool is fully fenced and bordered by a paved travertine surface that extends to a large lawn area furnished with a gazebo, sunbeds, and umbrellas. An outdoor solar shower and a bathroom with a hot-water shower are also available in the pool area. The pool is open from the last Saturday in April to the first Saturday in October.

Unit Layout

Le Terre di Nunzio accommodates up to 12 guests across 6 bedrooms and 6 bathrooms, distributed over 2 independent units, each with its own private access. The ground floor unit is entered through the main entrance, which opens onto a large and luminous living area featuring French windows that lead directly out to 2 porticoes. This level offers an open-plan sitting room, dining area, and a beautiful built-in kitchen. A short corridor connects the living area to the sleeping quarters, which consist of 2 double bedrooms, each with an en-suite bathroom with shower, and 1 twin bedroom with joinable beds served by a separate bathroom with shower. One of the double bedrooms and the twin bedroom feature French windows facing the portico with the seating area. The laundry facilities are located in the bathroom with shower at the pool service area, close to the main entrance on the ground floor.

An external travertine staircase leads to the top floor unit, which comprises a large living room with sitting and dining space, a kitchenette, and a large panoramic terrace with sliding windows, an outdoor dining area, a barbecue, and a wood oven. The sleeping area on this floor includes 2 double bedrooms, each with an en-suite bathroom — one with shower and one with hydro-massage shower and hydro-massage tub — and 1 twin bedroom with joinable beds, served by a bathroom with hydro-massage shower and chromo-therapy.
