With its elevated hilltop position, the property commands a breathtaking panoramic view over Cortona and the Val di Chiana, making every moment spent outside a genuinely memorable experience. The land surrounding the villa is entirely terraced with traditional stone walls and shaded by the many mature olive trees that define the character of the estate. A small gate provides direct access to the adjacent oak wood, where guests are welcome to take leisurely walks through the peaceful forest. Just outside the kitchen French window, on the most panoramic side of the house, the owners have thoughtfully placed a gazebo equipped with a table and chairs, creating an ideal setting for alfresco dining in complete tranquillity. Please note that the photographs of the property were taken in spring, meaning that the blossoming of flowers and the colour of the garden grass may differ from what you will find upon arrival.

The non-heated swimming pool is situated approximately 10 metres from the house and is rectangular in shape, measuring 9.30 x 4 metres with a depth ranging from 1.20 to 1.50 metres. It features a sandstone border, PVC facing, and Roman steps for easy entry into the water. The pool is open from the last Saturday of April until the first Saturday of October. The surrounding solarium area is finished with porphyry flooring, enclosed by a lawn, and equipped with sun loungers for relaxing in the sun. An outdoor shower powered by solar energy is conveniently located near the pool. Beneath the pool structure, you will find a technical room and a spacious changing room.

Unit Layout

Villa Fabi is configured on a single floor with an additional attic room, offering a comfortable and well-organised layout that accommodates up to 8 guests across 3 bedrooms and 3 bathrooms. The main entrance opens directly onto a generous living and dining area featuring a fireplace, which serves as the social heart of the home. Adjacent to this space is the fully equipped kitchen, which benefits from direct access to the outdoors through a French window. A bathroom with shower and washing machine is also accessible from this area of the house. The sleeping quarters are composed of 3 double rooms, each providing a restful and private environment, accompanied by a dedicated bathroom with shower. From the entrance hall leading to the sleeping area, a narrow wooden staircase — which is not suitable for elderly guests or small children — ascends to the attic room, where 2 single beds are available along with a private bathroom fitted with a bathtub. Air conditioning is available throughout the property, with the exception of the kitchen.

Other Information

Villa Fabi welcomes pets on request, subject to prior authorisation from the owner. Guests wishing to bring animals must communicate the number, size, and breed in advance so that the owner can confirm acceptance. An additional mandatory cleaning fee applies for stays involving animals. Children under 12 years of age are exempt from the tourism tax applicable to the property. The narrow wooden staircase leading to the attic room is not suitable for elderly guests or small children, and this should be taken into consideration when planning the sleeping arrangements for your group.
