Outdoors

The expansive grounds of La Vecchia Pieve extend across 4,000 square metres of partially fenced parkland, set within a stretch of hilly Umbrian countryside. The vegetation is authentically local, featuring oaks, cypresses, olive trees, lavender, box trees, and a mixed grass lawn of approximately 1,500 square metres. The surrounding landscape shifts with the seasons, with arable land and vineyards painting the hills in shades of yellow and ochre during summer, while woodland flora including wild asparagus, dog rose, butcher's broom, hawthorn, juniper, holly, bay, strawberry trees, and blackthorn complete the natural tapestry. Stone and travertine steps connect the various levels of the property, making it easy to stroll through the grounds. Past the automatic entrance gate, a short dirt and gravel drive leads to the parking area. A well-kept green lawn surrounds the section of the garden between the parking area and the ground floor of the house, extending toward the pool area. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden's grass may differ at the time of your arrival.

The non-heated infinity swimming pool is positioned slightly above the first floor of the house, approximately 15 metres away, and is reached via a path of large and small travertine steps. The pool measures 5 metres in width and 12.5 metres in length, of which 2.5 metres consist of a shallow beach area 30 centimetres deep with 5 entry steps, while the remaining 10 metres range in depth from 1.10 to 1.95 metres. Lined in sand-coloured PVC with a travertine border, the pool is equipped with salt purification and internal lighting, and is set in a secluded, quiet position that is barely visible from the house. The travertine solarium surrounds the pool on 2 sides and is furnished with sunbeds, deck chairs, and a large umbrella. A bamboo and wisteria-covered pergola with a dining table and a fixed barbecue completes this outdoor entertaining area. The pool is open from the last Saturday in April to the first Saturday in October.

La Vecchia Pieve accommodates up to 8 guests across 4 thoughtfully appointed bedrooms and 4 bathrooms, distributed over 3 floors connected by internal staircases, with independent entrances accessible from the garden, from the brick staircase, and from the stone sidings.

The ground floor features a living room with a Smart TV, fireplace, and sofas, with its own independent entrance. This room also houses the internal staircase leading to the hallway on the first floor. Adjacent to the living room, a door opens into the master bedroom, which is furnished with a French bed and a bedsitting area with a sofa. This room benefits from an en-suite bathroom with shower and 2 independent entrances, one from the parking area of the garden and the other from the stone siding beside the living area door.

On the first floor, the main entrance leads into a sitting room with a fireplace, which connects to the fully equipped modern kitchen with dining area and to a guest bathroom. From the kitchen, 4 steps lead up to a hallway giving access to a double bedroom with an en-suite bathroom with shower. A staircase in iron and wood from the first-floor sitting room ascends to the second floor, where 2 further double bedrooms are located. The first features an en-suite bathroom with shower, while the second is equipped with an en-suite bathroom with a bathtub and benefits from an independent entrance via a security door and an external brick staircase on the pool side. Please note that the fireplace in the bedroom on the second floor is ornamental only.

All 4 bedrooms are equipped with independently controlled air conditioning, en-suite bathrooms, and space for a cot. All windows are fitted with mosquito netting.
