Outdoors

The one-hectare park of Villa Bubi is entirely enclosed by wire mesh fencing and unfolds across gently sloping terrain planted with a rich variety of vegetation. The garden surrounding the villa features well-maintained lawn areas bordered by a rocky wall draped in luxuriant ivy, alongside cypresses, olive trees, silver larches, and weeping willows that provide naturally shaded areas throughout the day. A stoneware-paved wooden portico, directly connected to the kitchen and dining area side of the open-plan interior, is furnished with a dining table, chairs, and a barbecue, making it a particularly inviting setting for breakfast and lunch. On the opposite side of the villa, a glass table positioned on white stoneware paving between the living room and the lawn offers an ideal spot for aperitifs and evening dinners, benefiting from the shade cast by the villa itself as the sun sets on the far side of the property. A pedestrian gate and an automatic vehicle gate provide access to the grounds, with a stone-paved path leading to the covered 3-car parking area.

The non-heated swimming pool is situated on a terrace approximately 20 metres from the villa, set at a higher level than the ground floor and reached by crossing the lawn and ascending eight tuff steps. The pool measures 15 x 4 metres with a constant depth of 1.55 metres, is lined in sand-coloured PVC with a porous stone border, and features salt purification along with a metal ladder for water access. The surrounding lawn sunbathing area is equipped with sunbeds, a gazebo, and a cold-water shower. The pool is illuminated both internally and across the surrounding lawn and is available from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you find upon arrival.

Unit Layout

Villa Bubi comfortably accommodates up to 9 guests across 5 bedrooms and 3 bathrooms, distributed over 2 floors connected by an internal open staircase. The main entrance on the ground floor, accessed from the veranda on the parking area side, opens into a large and luminous open-plan area comprising a living room with Smart TV, a fully equipped kitchen, a dining area, and a study. A French window in the living room opens directly onto the garden, while the fully glazed study provides access toward the swimming pool. The French window between the kitchen and dining area leads out to the portico. The ground floor also includes a double bedroom with an en-suite bathroom fitted with a shower, as well as a single bedroom; the en-suite bathroom additionally serves the entire ground floor. Please note that the fireplace on the ground floor is ornamental.

An open staircase flush with the wall leads from the open-plan area up to the first floor hallway, which is equipped with room divider cupboards. The first floor is entirely dedicated to the sleeping area and features dark brown parquet floors throughout. To the right of the hallway is the first double bedroom, which includes a queen-size bed and a metal wall unit with shelves and coat racks. Both this bedroom and an additional double bedroom on the first floor are served by a shared bathroom with shower. The first floor is completed by the master bedroom, which benefits from a dedicated dressing room and a private bathroom equipped with both a bathtub and a shower. All bedrooms on the first floor are fitted with handy walls and fully equipped walk-in closets. Please note that none of the villa's bedrooms have independent exits to the outside. Portable air coolers are available in the bedrooms.
