For children there is a large green outdoor space to explore with a five-a-side football goal for fun times with friends. The house is definitely perfect, in our opinion, for family holiday with children or for a small group of friends who want to discover the beauty of Tuscany and the nearby Umbria, renting a villa with private pool.

We guarantee that you will leave your heart in Castiglion Fiorentino. A small town of steep, paved alleyways, ancient buildings, stone stairways and arches and mighty walls dominated by the imposing Cassero tower, guarding the valley. Many trattorias and restaurants invite you to go out in the evening and enjoy a dish of fresh, handmade pasta or a famous Florentine steak.
In Castiglion Fiorentino you will also find supermarkets for your daily shopping, other shops and all necessary services. From the house you can easily walk to a restaurant which is just 1 km far.

Adjacent to the portico, a large terraced panoramic area offers an ideal spot for unwinding while taking in the sweeping views of the surrounding countryside. The non-heated swimming pool is situated in the most secluded corner of the property, set on a lower terrace approximately 15 metres from the house and reached by crossing the garden and descending a short flight of steps. The rectangular pool measures 4 by 8 metres with a constant depth of 1.50 metres, and features a PVC lining with a stone edge, submerged steps for easy water access, chlorine purification, and internal lighting that also illuminates the surrounding area. The villa is arranged over two floors connected by an internal staircase and covers an area of approximately 150 sqm, with well-organized spaces. GROUND FLOOR – Entrance through the porch into the open-plan living area composed of lounge, dining area, and kitchen; one double bedroom; one bathroom with shower and the laundry room. FIRST FLOOR – Two double bedrooms, one of which has an en-suite bathroom with shower; an additional bathroom with shower. (Note: the oven and stove are decorative only.) Park:
The park covers approximately 5,000 sqm and is laid out over terraced levels, featuring a mix of lawn and tall trees typical of the area, such as chestnuts, oaks, and larches. Beneath the porch overlooking the pool is the outdoor dining area, which connects to the pergola and the built-in barbecue. Access to the property is via an automatic driveway gate, with a paved path leading to three parking spaces.

Swimming Pool:
The pool is located on a terraced level lower than the villa, about 20 meters away, and is accessed by crossing the garden and taking a staircase. It has a rectangular shape with dimensions 10 x 5 m; entry is via a beach-like slope that transitions into Roman steps, reaching a maximum depth of 1.30 m. The pool is lined in PVC, sanitized with a salt system, and features night lighting that turns on automatically at dusk. It also includes a motorized PVC cover. The terracotta solarium is equipped with sun loungers, umbrellas, and a shower with hot water. Open from the last Saturday of April to the first Saturday of October.
