The centrepiece of the outdoor area is the stunning newly-built infinity pool, positioned on the lower terrace of the garden approximately 15 metres from the main house. Reached via a paved path across the lawn and then down one of 2 flights of steps set on either side of the area, the pool measures 7 x 12 metres with a depth ranging from 1.10 to 1.80 metres. Lined in PVC and equipped with 3 large internal steps for easy water access, the pool features salt purification and both internal and external lighting, allowing for evening swims in a beautifully illuminated setting. The surrounding stone-paved sunbathing area is furnished with umbrellas and comfortable sunbeds, and a cold and hot-water shower is conveniently located on one side. The pool is open from the last Saturday in April until the first Saturday in October. Heated pool service is available on request.

From here, a hallway leads to a double bedroom and a bathroom with shower, as well as to staircases connecting both the upper and lower floors. On the upper floor, the sleeping area is completed by 2 further double bedrooms served by a shared bathroom with shower. The basement level features a study, a bathroom with shower, a laundry room, and a spacious living room furnished with large sofas and a satellite TV. Large French windows in both the living room and the study open directly onto the garden, flooding these lower spaces with natural light and providing seamless indoor-outdoor flow.
The annex, separated from the main building by a portico, is divided into 3 independent units — 2 on the ground floor and 1 on the first floor, accessible via an external staircase on one side of the building. The units are not internally connected and each has its own separate entrance. Every unit comprises a living room with kitchenette and lounge area with satellite TV, a double bedroom, a single bedroom, and a bathroom with shower. One of the ground floor units is equipped with a handicap accessible bathroom, ensuring comfort and accessibility for all guests.

Adjacent to the kitchen and overlooking the garden, a charming porch with 2 ceiling fans offers a tranquil setting for breakfast and lunch, embraced by the scents of the Tuscan countryside. Next to the porch, a pizza oven and a modern barbecue invite you to prepare and enjoy your meals in complete relaxation. A well-equipped play area for children, ping-pong, and table football are also available within the park, ensuring entertainment for guests of all ages. A large outdoor living area with elegant armchairs is positioned in the shade of centuries-old pine trees, creating an inviting space for rest and conversation. The non-professional, private tennis court is covered in PVC resin, features night lighting and a practice wall, and is located approximately 20 m from the villa, next to the parking area. To the left of the main entrance, a double bedroom with ensuite bathroom and access from the sitting room is available, alongside a second double bedroom with ensuite bathroom suitable for disabled guests, featuring a French window with a ramp for direct access to the garden. Also on the ground floor, accessible from outside, is the laundry area and the area housing the pizza oven. An internal sandstone staircase leads to the upper floor, where the sleeping area comprises a double bedroom with ensuite bathroom and dressing room, 2 double bedrooms, a single bedroom, a single bedroom with a queen-size bed, and 2 bathrooms with showers. All rooms on this floor are equipped with air conditioning. For the 16-guest configuration, an external terracotta staircase leads up to an exclusive apartment, accessible from outside only, composed of an open-plan living area with sofa, TV corner, and fireplace, a double bedroom, a twin bedroom, and a bathroom with shower. All rooms in this apartment are equipped with air conditioning. It is worth noting that air conditioning is available throughout the villa with the exception of the kitchen.
