Please be aware that the owner does not accept bookings from youth groups. These house rules are in place to ensure a respectful and harmonious environment for all guests and neighbours alike.

A shower room with WC completes the ground floor layout.

The upper floor hosts the remaining 4 bedrooms along with a walk-through room and a second bathroom equipped with a shower, bidet, and WC. The balance is due 65 days before arrival.

For last-minute bookings (within 65 days of arrival) the full amount must be paid at the time of the booking.

In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 66 days before arrival date;
- 100% of total rental price if the cancellation is made from 65 days to arrival date or in case of no show.
