The house, which is located on the same estate as Le Rondini (also in our program), is surrounded by a very large and well maintained flat garden, where an unusually big pool for such a small house is situated. The pool has a salted water filter system avoiding the use of chlorine. The garden is fenced all around, making it very safe for children, and there is also a children’s play area.
After arriving at La Capinera you’ll find a lovely clean well-maintained property with views of the hills ideal for a peaceful holiday in Tuscany. Regardless of how you spend your days - sightseeing, shopping, visiting museums or just driving in the countryside, when you arrive home you can relax with your family and friends at the pool for a perfect ending to another day in Tuscany. For your pleasure, on the grounds there is a barbecue grill and patio. The estate covers approximately 2,000 sqm, of which around 1,000 sqm are flat, featuring a well-kept lawn and generous stone-paved areas bordered by low stone walls that lend the grounds an authentic rural character. Adjacent to the villa, a covered porch provides a welcoming sitting area, seamlessly connected to the interior living spaces and ideal for relaxing in the shade. A short distance from the porch, a dedicated dining area equipped with a stone table and seating is accessible via a few steps, offering a charming setting for outdoor meals surrounded by nature.
The swimming pool is positioned just a few meters from the villa, on the same level, and is easily reached via the paved surface. Rectangular in shape and measuring 12 x 4 metres with a constant depth of 1.20 metres, the pool features a PVC interior lining with an external stone border and surrounding area. Access is provided via a staircase on the short side of the pool. The water is treated through a saltwater filtration system, and the pool is equipped with a motorized electric cover for added safety and convenience. A nighttime lighting system comprising 4 underwater lamps and external garden lights ensures the pool area remains atmospheric after sunset. The sunbathing area is furnished with loungers, umbrellas, and deck chairs, while an outdoor solar shower is also available. Immediately adjacent to the pool, a built-in stone barbecue and a brick-built wood oven complete the outdoor entertaining facilities. Please note that the pool is open from the last Saturday of April to the first Saturday of October.
