The Villa Principale houses 6 bedrooms including 4 double rooms, 1 triple room, and 1 quadruple room, complemented by a large fully equipped open kitchen and a spacious living room designed for reading, relaxing, and socializing. On the ground floor of the main villa, you will find a welcoming living room, the equipped open kitchen, a bathroom, and 2 double rooms each measuring 180 x 200, both featuring private showers and accessible to guests in wheelchairs, with one also offering access to a private garden. Ascending to the first floor, you will discover a double room measuring 180 x 200 with a private bathroom, living room, and television lounge, followed by another double room of the same dimensions with a private bathroom and television lounge. A third double room on this floor measures 180 x 200 and includes a private bathroom, an additional single bed measuring 90 x 200, a mezzanine floor, and a living room. The family apartment on the first floor consists of a double room measuring 180 x 200 with a private bathroom and 2 additional single beds measuring 90 x 200 positioned on the mezzanine floors, plus a living room with television. Il Fienile, the old barn, contains 3 spacious double suites decorated in natural colors, each arranged over 2 floors. On the ground floor of each suite, you will find a comfortable living room, coffee corner, bathroom with shower, and access to a private garden, while the upper floor features a double bedroom measuring 180 x 200 with television.

Television sets are thoughtfully provided in several areas including the television lounges on the first floor of the main villa and in each of the double bedrooms within Il Fienile, ensuring entertainment options are readily available. The large open kitchen in the Villa Principale comes fully equipped with everything you need to prepare meals, complemented by the coffee corners located in each of the barn suites for your morning beverage needs. The property is fully accessible with 2 ground floor bedrooms designed to accommodate guests in wheelchairs, each featuring adapted shower facilities. You will also find comfortable living rooms and lounges throughout both buildings, providing ample space for gathering, conversation, and relaxation during your stay.
Other Information
The estate operates on an exclusive rental basis, offering you complete privacy throughout your stay. Check-in is available from 3:30 pm to 7:30 pm, and check-out must be completed no later than 10:00 am. The changeover day is Saturday, with a minimum stay requirement of 7 nights during high season and 3 nights during low season, though prices for shorter stays are available upon request. The property is available from April 1st to October 31st. Two service options are available to enhance your experience: Option 1 includes concierge service for all your requests along with bed linen and towel change on Wednesday, while Option 2 provides daily breakfast delivery with a housekeeper who will make up the beds and clean the kitchen each morning during a 3-hour service period. External chefs are not permitted at the estate, though you may arrange for a private chef or cooking classes through the property upon request. Social events accommodating more than 22 guests can be organized through the property's partners following management approval. You are required to provide a complete rooming list 1 week before your arrival. A pre-authorization is requested upon arrival for potential damages. Piano tuning services are available if needed during your stay.

Description
Beautiful house dating back to the end of the 18th century comprising 6 welcoming apartments. This property is situated on the hills surrounding Volterra and enjoys amazing views of the Tuscan landscape. All of the 6 units have been recently restored and are furnished in a rustic Tuscan style. The well-groomed outside areas provide gazebos, nice paths, fruit trees and a large pool with open-air shower and sun-beds. The property owners, who are very friendly people, live only a short distance away.
The access to the property is via an unpaved but well-maintained road.
Distances: Volterra con general stores 10 km away, the beautiful medieval town of San Gimignano 18 km, Pisa (airport) approx. 60 km away, Florence approx. 70 km away.
The beaches of Cecina are in a 1-hour drive.
At guests’ disposal: large furnished garden with swimming-pool (15 x 7 m – depth 1,2 m), open-air shower (cold water), changing room with bathroom, shared barbecue.
A small spa with Jacuzzi bathtub (for 4/6 people), 2 massaging armchairs and changing room (with shower) is available at € 10,- / per entrance / per person (reservation requested).
Laundry with washing machine and dryer available (€ 5,- / per washing or per drying). Free WI-FI internet connection available in all of the 6 apartments and near the reception.
Parking within the grounds. Approx. 50 meters from the property away there is a nice restaurant offering nice Tuscan recipes.
