You will instantly fall in love with Cortona. Its cobbled lanes, noble palaces, panoramic viewpoints across the Valdichiana to Lake Trasimeno, its churches and numerous monuments are all not to be missed. You will spend lazy days, strolling around while eating an ice cream, immersed in an atmosphere of ancient times. We advise you not to miss out on a few evenings in the numerous typical restaurants in the historic centre, you absolutely must try the Tuscan cuisine and the many delicacies it offers!
The owners of the house have carefully restored it with absolute respect for the old architectural features: the wooden beams, ceilings, fixtures and terracotta floors are those of yesteryear. Colours, decorations, finishing works and furnishings are perfectly in tune with the characteristics of the house, a perfect rustic style to take you back in time.
In front of the house, there is a large green area at your disposal, a gazebo with garden furniture ideal for enjoying outdoor dining in harmony with the landscape below and the lights in the distance. If you book a holiday at Casale Aiola you will find yourself immersed in a modern farmhouse and forestry farm, surrounded by greenery and set in the total tranquillity of the hills on the border between Tuscany and Umbria, among age-old woods and picturesque valleys. Casale Aiola is an old stone farmhouse divided into two parts. In one part of the house lives the owner who, with his discreet presence, will be a sure reference point for any need.
The farmhouse is located about 25 km from the beautiful Cortona, in Tuscany and about 15 km from the village of Trestina, in Umbria. You can do your shopping in either Cortona or Trestina, both of which have shops, supermarkets and services.
From here you have easy access to green Umbria, with its small villages nestled in the lush hills and bucolic landscapes of Lake Trasimeno, Perugia is only 60 km away.
Similarly, once you have reached Cortona, the splendid towns and cities of southern Tuscany will open up for you to discover. From Cortona to the farmhouse the road is perhaps a little long, even though it is all paved. But once you are there you will be rewarded with the absolute tranquillity of the place.
In our opinion Casale Aiola is definitely suitable for groups of families with children. The large green space around the house is perfect for the little ones to run and play in the middle of nature. Also available, in front of the house, is a children's swimming pool (size m. 4x8 - depth 0.60 m. - open from 15 May to 30th September), table tennis, table football, children's games and a bowling green. Pets are welcome (extra charge could be required).
For adults and children there is a large private swimming pool (size 9x16 m. -depth 1,20 m. completely fenced - open from 15 May to 30th September) with bathroom with shower and a small gazebo with fridge to cool down on hot summer days and the tennis court.

Podere Marcigliano consists of 2 newly built villas, which nevertheless reflect the architectural characteristics of the farmhouses of the past. In the first building there are 3 apartments (Torreone, Tufa and the first floor owner’s apartment), in the second there are 2 units (Corito and Rugapiana).
Each apartment has a large green area, a beautiful swimming pool (size 7x14 m, depth 1.50 m - open from 15 May to 30 September and fully fenced), a barbecue, a laundry room in common use and children's games, and its own private area equipped with a furnished gazebo for your meals in the open air.

The non-heated infinity pool, located approximately 30 meters from the main house and accessed via a dedicated staircase, measures 5 x 15 meters with a depth ranging from 0.90 to 1.40 meters. The pool uses a salt-based water purification system and is equipped with sun beds to allow guests to fully enjoy the sunny Tuscan days in complete relaxation. The swimming pool is open from the last Saturday of April until the first Saturday of October. It is worth noting that photographs of the property were taken in spring, and therefore the flower blossoming and the colours of the garden grass may differ from what guests observe upon arrival.
Unit Layout
Villa Santa Maria is thoughtfully configured across a main house and a separate dependance, together accommodating a maximum of 14 guests across 7 bedrooms and 7 bathrooms. The main house is built on 2 levels. On the ground floor, a large living area with a fireplace and television connects seamlessly to a dining area and a fully equipped kitchen. This floor also features a double bedroom and a twin bedroom with a divisible bed, served by 2 bathrooms, one with a bathtub and one with a shower, as well as a storeroom. Traditional French doors connect the entire ground floor to the outdoors, creating a fluid relationship between interior and exterior spaces. An internal staircase leads to the upper floor, where a large living area with sofas and a fireplace provides an additional communal retreat. This level contains 3 double bedrooms, one of which features a divisible bed, each with its own en-suite bathroom, one with a bathtub and 2 with a shower.
