The property benefits from complimentary Wi-Fi connectivity throughout, ensuring guests remain connected during their stay. Ample parking is available on-site, with 4 uncovered spaces conveniently positioned in front of the pergola and swimming pool. The expansive grounds serve as a natural yard, inviting guests to explore gravel paths, stone steps, and a landscape rich with oaks, cypresses, walnut and olive trees, lavender, and seasonal wildflowers.
Outdoors
The outdoor spaces of Villa Carmeli are as thoughtfully conceived as the interiors, offering a seamless transition between the comfort of the house and the beauty of the surrounding countryside. The unfenced park extends across 10,000 square metres of semi-hilly terrain, characterised by the native vegetation of the Umbria-Lazio border, including wild asparagus, dog rose, butcher's broom, hawthorn, juniper, holly, bay, strawberry tree, and blackthorn. Arable land surrounds the property, and in summer the landscape is tinged with warm shades of yellow and ochre. Gravel paths and stone steps facilitate movement throughout the grounds, and the property adheres to environmentally responsible practices with door-to-door separate waste collection. A pergola adjacent to the main villa serves as a sheltered outdoor dining and entertaining area, equipped with a barbecue and a dining table, and accessible directly from the open-plan living area on the ground floor. A second pergola with barbecue and dining table is also available at the annex, providing the same outdoor experience for guests staying in the separate building. The non-heated swimming pool is positioned on a lower terrace approximately 20 metres from the main villa and is reached by descending eleven terracotta steps from the pergola or by crossing the lawn from the parking area. Measuring 4 x 10 metres with a constant depth of 1.40 metres, the pool is resin-lined and features chlorine purification, internal lighting, and a metal ladder for water access. The surrounding solarium, finished in porous terracotta and lawn, is furnished with sunbeds and umbrellas, and a solar shower is available nearby. The pool is open from the last Saturday in April to the first Saturday in October. It is worth noting that photographs of the property are typically taken in spring, so the colours and blooms of the gardens, lawns, and park may differ from their appearance at the time of arrival.

All bedrooms in the main villa are air-conditioned with independent control units and include wardrobe space. The bathrooms throughout the villa are not equipped with bidets. The annex is situated on a single floor and is fully accessible to people with disabilities. Large French windows provide direct access to the garden and to the annex pergola. The owner a renowned Italian Architect and Interior Designer restored the villa in total respect to the Tuscan tradition and furnished it with an impressive combination of furniture personally designed and some antiques ones. The property comprises the main Tuscan stone-built farmhouse and a bedroom with en-suite bathroom in the guesthouse. Other bedrooms with en-suite bathroom can be rented at extra cost sleeping up to 18 people. Lavacchio has been restored and furnished to high standard all the first floor bedrooms have air-conditioning and two other portable units are available on request.

Villa Cerretalta is in a wonderful position on a small hill surrounded by Brunello vineyards, within the national park of Val D'Orcia. The 7 bedroom, 6 bath property is set between the cities of Montalcino and San Quirico D'Orcia (both are about 10 km away), yet in few minutes you can reach the little town of Torrenieri (5 km) where you can find the nearest shops, supermarket and restaurants.
The owner occasionally uses the independent building nearby and whilst respecting your privacy will be at your disposal if you should need any help.
Cerretalta is completely surrounded by hedges and fences to guarantee total privacy. Nonetheless, you have a wonderful sight over the countryside.
Once you enter the gateway, there is a large courtyard plenty of tables and chairs at guests’ disposal as well as the brick barbeque. Across the court there is a lovely area with a big round stone table and matching benches sheltered from the sun by a pergola. Here there is also a second way out from the property, down a stone staircase and through a small iron gate.
There are two garden areas.
The first one is bordered by mature trees, should the guests enjoy a peaceful shady lawn, and it is situated next to a white travertine floored space with tables, chairs and parasol. This is the perfect location where you can have your meals, while taking in the beautiful view over the surrounding farmland.
From here, few stone steps lead to the second garden that is located near the poolside. A small gate possibly delimits the way so as to prevent little children from reaching the swimming-pool area without permission. Some fruit trees, flowers and shrubs brighten the place and there is also a gazebo with table and chairs. An extensive hedge marks the limits of the patch.

The surrounding border and terrace area are paved with Tuscan terracotta extending 1.5 metres around the pool, while the broader solarium area is set on well-kept lawn and furnished with sunbeds, chairs, and armchairs.
