The non-heated swimming pool is situated just 10 metres from the house and occupies a privileged position within the garden, offering breathtaking views over the Rocca di Pietra Cassia, the Teatro del Silenzio, and the village of Lajatico. The pool measures 4 x 8 metres with a constant depth of 1.10 metres, features Roman steps, a wooden border, and PVC lining. The surrounding sunbathing area combines a stone surround directly around the pool with a grass area beyond, both equipped with comfortable sunbeds. A cold-water outdoor shower is also available in this area. The pool uses chlorine purification and is open from the last Saturday in April until the first Saturday of October. Please note that the property photographs were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you will find upon arrival.

This level also houses 3 double bedrooms, 2 of which feature divisible beds, each with its own ensuite bathroom with shower. 1 of these bathrooms is designed to regulatory standards for guests with reduced mobility and does not include a bidet. A staircase from the kitchen descends to the covered porch on the lower level. From the porch, a French window opens into a self-contained apartment comprising a living area with a kitchenette and 2 double bedrooms, each with an ensuite bathroom with shower. An additional bathroom with shower, also built to regulatory standards for guests with reduced mobility, is accessible directly from the porch and incorporates the laundry area. The 2 large living areas on the ground floor are each equipped with a fireplace and are arranged for both dining and relaxation, contributing to the warm and inviting character of the interior.

A driving range is located just a few metres from the property, offering golfers a truly exclusive practice setting. The estate produces its own extra virgin olive oil and Sangiovese wine, both of which can be tasted directly in the farm cellars. A restaurant on site serves traditional local cuisine prepared in a simple and genuine style. Guests wishing to use extra services available at Tenuta La Mandriola, including the bar, restaurant, and golf club and ball rental, are required to provide a security deposit of 500 euros, payable by cash or credit card at check-in. This amount will be returned in full at the end of the stay if not used.
