It measures 12 x 6 metres, with a depth ranging from 1.10 to 3.50 metres, and offers access to the water via 5 submerged Roman steps. The vegetation is authentically local, featuring oaks, cypresses, olive trees, lavender, box trees, and a mixed grass lawn of approximately 1,500 square metres. The surrounding landscape shifts with the seasons, with arable land and vineyards painting the hills in shades of yellow and ochre during summer, while woodland flora including wild asparagus, dog rose, butcher's broom, hawthorn, juniper, holly, bay, strawberry trees, and blackthorn complete the natural tapestry. Stone and travertine steps connect the various levels of the property, making it easy to stroll through the grounds. Past the automatic entrance gate, a short dirt and gravel drive leads to the parking area. A well-kept green lawn surrounds the section of the garden between the parking area and the ground floor of the house, extending toward the pool area. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden's grass may differ at the time of your arrival.
The non-heated infinity swimming pool is positioned slightly above the first floor of the house, approximately 15 metres away, and is reached via a path of large and small travertine steps. The pool measures 5 metres in width and 12.5 metres in length, of which 2.5 metres consist of a shallow beach area 30 centimetres deep with 5 entry steps, while the remaining 10 metres range in depth from 1.10 to 1.95 metres. Lined in sand-coloured PVC with a travertine border, the pool is equipped with salt purification and internal lighting, and is set in a secluded, quiet position that is barely visible from the house. The travertine solarium surrounds the pool on 2 sides and is furnished with sunbeds, deck chairs, and a large umbrella. In the shallow section of the pool, it is possible to create a dedicated children's area by closing off this zone with a net. The pool is equipped with whirlpool vents, both external and internal lighting, and a chlorine purification plant. The surrounding solarium area is finished in travertine and lawn and is furnished with a gazebo with sofa, sunbeds, small tables, umbrellas, chairs, armchairs, and an outdoor shower with hot and cold water. The pool is open from the last Saturday of April to the first Saturday of October. At the entrance to the ground floor, a cool gazebo with sofas and armchairs provides an ideal setting for reading and moments of quiet relaxation. For sports enthusiasts, a dedicated playground area is situated a few metres from the entrance gate, shaded by ancient oak trees and illuminated at night. This area includes a private five-a-side football field, a bowling green, table tennis, and table football, making it an excellent space for guests of all ages.
