The property consists of a main house and a small apartment (located a few meters away) obtained from the restoration of an ancient mill (the wooden and iron mill machineries are perfectly preserved inside the house).

Villa Saida is built respecting the traditions of Tuscany, using materials available in the area, like wooden beams and rafters handcrafted on local walnut. Also materials for roof and floor are handmade in Tuscany. Certainly modernity is not forgotten. The value of the structure does not derive only from the high quality of the materials and from many comforts, but also from its location: in fact, on an area from where we can enjoy an unique view of the Alpi Apuane (the marble mountains), the Rocca Ariostesca in the centre of Castelnuovo, reachable walking on a shaded road, the Monte Alfonso and its fortress (that is part of the natural park of the Alpi Apuane) and finally the Appennino. In the river Serchio Valley we can see the Villetta bridge, one of the highest rail bridge of Italy. On the left we can admire the Pania della Croce, while on the right the beautiful "Pania di Corfino", a rocky group on which there is the Orecchiella Park, and at the far end the pass of the Radici inside the Appennino Park that, when snowy in winter, is a incredible sight. The area offers the possibility to practise many sports (trekking, golf, mountain bike, horse riding, in addition of the near tennis courts and soccer fields). Also other outdoor activities are available for a complete relaxation.
A little farer than twenty kilometres there are the Bagni di Lucca baths, already famous at the roman age, where there are particular kind of warm and healthy waters and mud. Many Tuscan tourist resorts are easily reachable: art and historic towns like Lucca, Pisa, Firenze are close to the Villa. Less than an hour is needed to reach the Versilia seaside, while in winter there are many locations where we can go skiing (Careggine, Casone di Profecchia, Abetone, Radici e Val di Luce).
PARK: The Villa lies in a wonderful garden of about 4.066 square yards, confines with the wood at one side and has a fence all around with an entrance equipped by an automated gate and divided in two: one for cars and a second for persons.
POOL:
The pool, from where you can see a wonderful sight, is 14 X 6 meters and constantly deep 1,50 meter .+ Hydro massage area of 90 cm. depth. about. There are four positions for water message and is equipped by garden furniture like easy chairs and beds for sun baths.

DISTANCES: the center of Castelnuovo Garfagnana is about 800 mt far and can be reached on foot very easily.
The OWNER lives about 2 km from the villa, so he is available for any need of the renters. The villa offers a very good privacy; only when cleanings of the pool, and garden maintainance are necessary, the owner can come to the villa, but he is glad to arrange this with the renters in advance, and come when they prefer.

Over the centuries, the property passed through the hands of several noble families from Pisa and Florence before being acquired by the Orazzini wine producers. Today, the fully renovated villa masterfully blends historic architectural details — including original terracotta floors and traditional Tuscan design — with modern, designer furnishings in bright, neutral tones. Spanning approximately 360 sqm across 2 floors and divided into 4 independent housing units, Villa Iole is ideally suited for couples, families, and groups of friends who wish to enjoy both privacy and conviviality in an exclusive setting. When the property is rented as a whole, no other guests will be present on site. The estate extends across approximately 20,000 sqm, partially fenced, and features a generous yard with large areas of natural lawn, a small wood, and an olive grove. A gravel driveway lined with cypress trees leads gracefully to the villa and its dedicated parking area. Wireless internet connectivity is available throughout the property, ensuring guests remain connected during their stay.
Outdoors
The outdoor spaces of Villa Iole are as impressive as the interior, offering a variety of settings for relaxation and al fresco dining. Adjacent to the villa, a tiled terrace has been thoughtfully arranged with a comfortable lounge area, a traditional brick barbecue, and a spacious outdoor dining area, all enlivened by the fragrance of aromatic plants. The surrounding garden, covering approximately 5,000 sqm of the total estate, is composed of expansive natural lawn areas and is further enriched by a small wood and an olive grove at its far end. The non-heated swimming pool is situated at the far end of the garden, easily reached by walking across the lawn. Rectangular in shape, it measures 14 x 7 metres with a depth of 1.50 metres, and is lined in natural stone with Roman steps for access and internal lighting. The pool features both chlorine and salt purification systems and is open from the last Saturday in April to the first Saturday in October. The surrounding solarium area is paved in natural grey stone and equipped with sunbeds and umbrellas, while 2 gazebos with lounge seating and a table are set on the lawn nearby. A cold-water outdoor shower completes the pool area. Please note that photographs of the property were taken in spring; flower blossoming and the colours of the garden grass may therefore differ at the time of your arrival.

Villa Iole accommodates up to a maximum of 14 guests across 7 bedrooms and 7 bathrooms, distributed over 2 floors and organized into 4 self-contained housing units, each with its own private access. Unit 1, located on the ground floor, comprises a living room with kitchen, 1 double bedroom, 1 twin bedroom, and 1 bathroom with shower, which is suitable for guests with disabilities. Unit 2, also on the ground floor, offers a living room with kitchen, 1 double bedroom, 1 double bedroom with a divisible bed, and 2 bathrooms with shower. Unit 3, situated on the first floor, is accessed via an external staircase leading to a loggia with an entrance door.
