In Magione, about 5 km away, you will find supermarkets and shops of all kinds, and in Corciano a large shopping centre.
Lake Trasimeno, with its small towns, water sports opportunities and equipped beaches, is waiting to be discovered. In a little more than an hour you can make the complete tour by car, or better still enjoy a boat trip to Isola Maggiore, with its small fishing village, an activity that is also perfect for your children.
The large swimming pool will be at your disposal (size 12x6 m, depth 0.60-2 - open from 01st June to 30 September); occasionally it is also used by the owner who will be, albeit very discreetly, an excellent point of reference in case of need. You will have your own private space for your car within the fully fenced property, where even your small four-legged friends will be welcome.
The house is comfortable, furnished with particular taste by the owner with local antiques, has a large living room with sofas and an antique fireplace, two comfortable double bedrooms and a smaller one perfect for a child.
Certainly, in addition to the proximity to important centres such as Perugia, Arezzo and Siena, which you can visit with convenient day trips, in our opinion the highlight of the villa is the view from the house and its outdoor space. Directly opposite the Italian garden, an attractive and cool gazebo connects to a second outdoor kitchen and provides an ideal setting for alfresco dining in the shade. The garden, extending over gently sloping hilly terrain arranged in small terraces, guides you from the entrance gate down toward the house and the swimming pool, accompanied throughout by an extraordinary variety of fragrant plants, colourful flowers, dense Mediterranean shrubbery, and striking bronze statues that create an atmosphere of enchantment. On the ground floor, a spacious portico serves as an elegant outdoor dining area, furnished with a large table, chairs, and a built-in barbecue, making it the perfect setting for al fresco meals. At the rear of the house, a wisteria-covered pergola provides a shaded retreat furnished with sofas and armchairs, ideal for relaxing during the warmest hours of the day. The non-heated panoramic swimming pool occupies a secluded and tranquil position on the same level as the ground floor, approximately 15 metres from the portico exit, and overlooks the surrounding green hills. The rectangular pool measures 8 x 3 metres with a constant depth of 1.30 metres, is lined in PVC, and features chlorine purification along with Roman steps for easy water access. A lawn solarium area surrounds the pool and is equipped with sunbeds and umbrellas to provide shade throughout the day. The pool is open from the last Saturday in April to the first Saturday in October. And if one evening you feel like resurfacing to real life, Cortona, about 20 km away, perched on a high hill, awaits you with its glorious past and its Etruscan origins, and will make you fall in love with its narrow cobbled streets. There are also two restaurants and a small grocery shop within a 10 km distance.
If you choose Poggio del Fabbro, you will choose an old stone farmhouse of peasant origin, dating back to the 1800s, which has recently been renovated and has maintained its architectural and stylistic features intact, respecting tradition. The warmth of the interiors, furnishings and furniture will leave you with an indelible memory of a holiday in Tuscany for years to come.
The owners, a sure point of reference for any need, live in the house next door and will be more than happy to provide you with their vegetable garden with fresh seasonal vegetables.
A few metres from the house, you can bask in the warm summer sun on the solarium of the beautiful swimming pool (size 10x5 m, depth 1.20-1.50 m - open from 01st May to 30th September), completely fenced, which together with table tennis, table football and covered parking are for your exclusive use.
