The interiors are enriched by a curated collection of antique furniture and refined style details that lend an uncommon personality to every room, including the large and elegant living room that seamlessly extends outdoors to a generous porch overlooking the immaculate surrounding garden. Set within a property of approximately 20 hectares in the Valdarno Superiore area at the gateway to Chianti, the villa offers sweeping views over the estate's own vineyards and is embraced at the rear by seven hectares of woodland. The property features a well-maintained yard of remarkable natural beauty, complimentary Wi-Fi internet access, and a covered private parking area reached via a private cypress-lined avenue, ensuring both comfort and convenience throughout the stay.

Outdoors

The grounds of Il Poggerello are a true extension of the villa's refined character, offering expansive lawns planted with grass and framed by the estate's own vineyards and dense woodland. A private cypress-lined avenue leads to the covered parking area and from there to the main house, the annexes, and the swimming pool. Around each residential structure, the beautifully maintained garden is enlivened by multiple seasonal blooms, with dedicated recreational spaces designed for outdoor relaxation. The porch directly in front of the main villa, accessible from the kitchen, is furnished with comfortable seating and a dining table, making it an ideal setting for al fresco meals in the Tuscan countryside. Additional outdoor seating and dining areas are arranged in front of the annexes, sheltered by verandas and porches, perfect for convivial gatherings or quiet moments of private relaxation. The non-heated rectangular swimming pool occupies a private terrace positioned at a lower level than the villa, approximately 30 metres from the house and accessed via 2 gates and a short stone staircase. The pool measures 15 x 7 metres with a depth ranging from a minimum of 1.40 metres to a maximum of 2.5 metres. Description

Property Summary

Nestled on a hill 350 metres above sea level in the heart of Tuscany, Italy, Villa Amandula is an exceptional vacation rental that seamlessly blends contemporary design with the rich heritage of the surrounding landscape. The name Amandula derives from the ancient local jargon "màndula", meaning almond, a reference to the precious fruit that once dominated this territory and formed a cornerstone of the traditional peasant diet. Built in 2019 according to zero-impact construction principles, the villa celebrates local craftsmanship through the use of handmade terracotta, chestnut beams, and oak parquet, all set within modern, linear, and entirely white interiors where deliberately oversized windows allow natural light to flood every room, transforming it into a living element of the décor. Located within a working farm dedicated to the production of extra virgin olive oil, Amandula enjoys a private and tranquil position overlooking a breathtaking rural landscape of olive groves, vineyards, and dense woodland, with the silhouette of Monte Amiata, an ancient extinct volcano, defining the horizon between the provinces of Grosseto and Siena. The property offers complimentary Wi-Fi connectivity throughout, a generous private yard extending across 3,000 square metres of landscaped garden, a stunning outdoor swimming pool, and a dedicated uncovered parking area with space for 3 cars, all contributing to an experience of refined comfort and absolute serenity in one of Italy's most evocative natural settings.

Outdoors

The outdoor spaces of Villa Amandula are as thoughtfully designed as the interiors, offering a seamless connection between the built environment and the surrounding Tuscan countryside. The property sits within a sloping 2-hectare park planted with olive trees, oaks, almond trees, and wooded areas, enclosed by large-mesh pasture netting intended primarily to ensure privacy and limit access by unauthorised individuals. The 3,000 square metres of garden immediately surrounding the villa are laid to lawn and dotted with olive trees, lavender, and rosemary, creating a fragrant and visually harmonious setting throughout the seasons. A pergola at the entrance provides a shaded and elegantly equipped outdoor dining area, while a brick barbecue with a convenient integrated sink offers the perfect setting for al fresco cooking. A panoramic, north-facing portico furnished with armchairs and a sofa invites relaxation at any hour of the day, framing views across the valley towards Monte Amiata. The uncovered parking area, accommodating up to 3 vehicles, is located at the end of a gravel driveway, just 5 metres from the main entrance door beneath the pergola. The rectangular swimming pool, non-heated and fenced for safety, occupies a lower terrace approximately 30 metres from the villa and is accessible from the porch and the parking area by crossing the garden and descending stone slabs. Measuring 12 x 5 metres with a constant depth of 1.40 metres, the pool is finished in sand-coloured PVC with a porous terracotta border and is equipped with an angular Roman staircase, underwater illumination, and a solar shower. The surrounding sunbathing area, paved in terracotta and framed by a border of lawn and olive trees, is furnished with sunbeds, umbrellas, and tables. The pool is sanitised with chlorine and remains open from the last Saturday in April until the first Saturday in October, offering an unobstructed view of the Amiata profiles and the suggestive sunsets that unfold across the horizon.

Unit Layout

Villa Amandula is distributed across 2 levels connected by an internal staircase crafted in terracotta and masonry, and comfortably accommodates up to 6 guests across 3 bedrooms and 3 bathrooms. On the ground floor, the entrance opens from the pergola into a large and luminous open-plan living space that brings together the living area, furnished with a smart TV and overlooking both the swimming pool and the Castello di Velona, the dining area, and a contemporary linear kitchen with direct access to the porch. The ground floor also features a double bedroom with a private exit to the garden and an adjacent bathroom with shower, both of which are fully certified to accommodate guests with disabilities. The first floor, reached via the internal staircase from the living room, houses 2 further double bedrooms, each with its own en-suite bathroom with shower and an exclusive panoramic private terrace. One of these terraces overlooks the swimming pool, the olive grove, and the Val d'Orcia, while the other offers views over the charming village of Seggiano. One of the first-floor bedrooms features a wooden mezzanine level used as a dedicated relaxation area, adding an additional dimension of comfort and character to the accommodation.

Amenities Included

Villa Amandula is equipped with a comprehensive range of amenities designed to ensure a comfortable and convenient stay. Air conditioning is available in all 3 bedrooms, providing a welcome respite during the warmer months of the Tuscan summer. The kitchen is fully appointed with modern appliances including a dishwasher, making meal preparation and clean-up effortless after long days of exploration. A washing machine is also available within the property, offering practical convenience for longer stays. Guests can enjoy a wide selection of channels through the satellite TV, complementing the smart TV already present in the living area. Heating is available at the property, ensuring warmth and comfort during cooler periods. The villa warmly welcomes dogs, allowing guests to enjoy this exceptional retreat together with their four-legged companions. The Emma Villas Customer Service manager is available to assist with any urgency or need throughout the duration of the stay, with all relevant contact numbers provided upon receipt of the travel documentation.

The centrepiece of the grounds is the circular swimming pool, which is non-heated and measures 3.90 metres in diameter with a depth of 1.30 metres. Entry into the water is made easy via an external staircase, and the pool is finished with a raised stone edge and covered in Sardinia blue PVC. It is open from the last Saturday in April to the first Saturday in October. Surrounding the pool, a stone-paved solarium is furnished with comfortable sunbeds and deck chairs shaded by umbrellas, and an outdoor shower with both hot and cold water is available for your convenience. A pergola fitted with comfortable sofas invites you to linger with a glass of Tuscan red wine or lose yourself in a good book, wrapped in total silence and greenery. On the north side of the house, a shaded outdoor dining area sits adjacent to the kitchen and is equipped with a built-in barbecue, setting the scene for unforgettable al fresco meals. A second outdoor living area, sheltered by a gazebo and furnished with a dining table, offers yet another spot to savour the unique peace of this remarkable setting. Please note that the property photographs were taken in spring, so the blossoming of flowers and the colour of the garden grass may differ from what you find upon arrival.
